Reasons for the disappointment in real estate
The main reason for disappointments is one – buyers believed the advertisements and texts that advertisers or realtors wrote.
For example, the description of the new house says “Good location”. The future buyer looks at the map, and is convinced that the location is good. But a good location is not always convenient. This house can be in an excellent area, near the main highways and in walking distance from the kindergarten. But at the same time, in order to get to the kindergarten, you need to go along the busy line, climb the pedestrian bridge, cross two (or even three) traffic lights and even tram tracks. And in order to go to the main highway in the right direction by car, first you have to drive 20 kilometers in the opposite direction in order to make a U -turn.
Ways to avoid disappointments when choosing an apartment in a house under construction
1. If you use the services of a real estate agent, choose a local person (a friend with the area in which you want to live).
2. Visit the place of the future new building and imagine that you already live in a house located at this place (reach the store, go to the kindergarten, walk on foot, ride around the area by car, imagine your place for parking).
3. Evaluate the value of the house – the higher the prestige of the house, the more likely it is that there will be a ennobled environment and the comfortable urban conditions you need.
Real estate prices are not the main way to assess real estate value. You won’t believe it, but a strong indicator of the value of the area and house is often a nearby coffee shop at a popular brand. In some countries, this is called the “Starbax effect” – apartments in houses adjacent to the Starbax in the USA and Europe are more expensive. In the United States, prices for apartments in houses are further increased, next to which they build a store of the popular Targets chain (chain of retail stores) – the prestige of these houses is higher and the level of comfort in such houses is also growing. In your city, the criterion can serve as popular retail chains, and the higher the prices of goods in them, the more real estate will be valued nearby.
4. Evaluate schools near a new building, even if you do not yet have children to give them to these very schools. Moreover, study not only public institutions, but also private schools (living near the top children’s educational institutions means not only the presence of more security and safety means, but also more comfortable living conditions in the district).
5. Make your own hit parade of popular places for buying products, cafes with dinner for removal and stores with first necessities in the vicinity of the house. Calculate the number of minutes that will be required to get to your chosen establishments. Similarly, make a list of institutions in which you constantly need (for example, beauty salons or sports centers).
6. Listen to your head and hearts. It’s good to live with the beach, but only if this does not add an hour to the time required to drive to work.
7. Do not rely on a beautiful picture at home, beautiful promises or beautiful texts of realtors. Check everything yourself and remember that the project plan (pictures with how a new building will look like in the future) and the project itself (how the new building will really look) differ.
